As COVID-19 recedes into the background, the transformation wrought by it has come steadily into focus. As we enter a new era of real estate, growing digitalisation and ever-changing consumer and occupier needs would shape the future of this industry. To map out this transformative journey, CBRE evaluated how the retail sector is reacting and responding to these changing times. Below are our key observations:

  • Following a sharp spike in space take-up in Q2 2022, leasing momentum likely to gain further ground, driven by categories such as fashion & apparel, department stores, supermarkets & hypermarkets, and F&B.
  • Construction pipeline too has been impacted positively and is likely to grow to 6 million sq. ft. in 2022, which is close to the 2018 peak of 6.7 million sq. ft.
  • Home-grown direct-to-consumer brands driving this demand as they look to shore up their physical store network.
