Indian Realty Outlook - Demystifying Future Growth Opportunities in the Alternate Segments

As COVID-19 recedes into the background, the transformation wrought by it has come steadily into focus. As we enter a new era of real estate, growing digitalisation and ever-changing consumer and occupier needs would shape the future of this industry. To map out this transformative journey, CBRE evaluated how our key alternate segments – flexible spaces and data centres (DC) – are reacting and responding to these changing times. Below are our key observations:

  • Flexible spaces: Flexible spaces continue to hold sway among corporates, with occupiers of all sizes increasing the percentage of flex spaces in their real estate portfolio; as a result, we expect the flex stock in India to cross 80 million sq. ft. by the end of 2025.
  • DCs: In an increasingly data-driven world, DCs are becoming the cornerstone of digital infrastructure; this rising end-user demand is expected to cause investments in this segment to scale newer heights and cross USD 20 billion by the end of 2025.
