Hyderabad was one of the first cities in the country to embrace the Indian IT / ITeS boom and was initially dubbed “India’s Silicon Valley” in the 1990s and early 2000s. The growth of the city was briefly interrupted due to the formation of a new state. However, post the formation of Telangana and the announcement of Hyderabad as its capital, the city has positioned itself globally by attracting large-scale investments.

Today, it is one of the most sought-after office destinations in the country, with over 90 million sq. ft. of office stock as of Q3 2021. The performance of the IT / ITeS sector in the city continued to grow despite the COVID-19 pandemic and lockdown restrictions since 2020.

As the pandemic wanes, the workforce has started to return to office. This report delves into how offices are set to be transformed in order to support ‘Return to Office’, along with highlighting the importance of proptech and Environmental, Social and Governance (ESG) practices. These trends are expected to take precedence in reimagining Hyderabad’s real estate landscape in the coming years.
