PROPERTY MANAGEMENT SERVICES

We provide property management services as an advisor to our clients who seek long-term relationships and deliver scalable, integrated services when and where they are needed worldwide. We deliver the services and knowledge best suited to the needs of each unique client.

We have a strong presence in China’s property services market, managing a large portfolio of prime commercial, retail, industrial and residential properties located in most major cities in China.

PROPERTY MANAGEMENT OBJECTIVES
Our vision is to provide professional management and international standard services to all clients. Only competent and

SHOPPING CENTRE MANAGEMENT

To provide comprehensive Shopping Centre Management service to the owners, developers and investors of shopping malls or retail projects in China, CBRE set up a dedicated Shopping Centre Management department in January 2009. The core team members brought a wealth of experience from China’s burgeoning retail market, including the highlyregarded Super Brand Mall in Shanghai. The team equipped the Shopping Centre Management department with solid experience and in-depth knowledge in operating shopping malls and retail projects.

The senior team members each have over 15 years of solid professional experiences in China and Hong Kong. ASSET MANAGEMENT

Proactive management focused on investment performance is what CB Richard Ellis undertakes to provide.

Our philosophy on Asset Management is predicated on the belief that our clients not only seek, but also deserve to achieve the maximum possible return on investment. Seeking to achieve this is a commonly held view. We believe, however, that too many property managers lose sight of the fundamental objective and tend to concentrate on reactive day-to-day property management rather than pro-active performance-oriented asset management, which seeks to not only maintain, but improve the value of the investment and quality of services.

Management is no longer the passive reactive function of rent collection and day-to-day maintenance. It has evolved into a multifaceted discipline requiring extensive knowledge of accounting and administration, high technology services and facilities, engineering, marketing and negotiation skills. In addition to this, the manager should possess highly developed communication and interpersonal skills, as a significant portion of his responsibility will be to ensure that the relationship between landlord and tenant is strong and long lasting.

Monitoring of performance is fundamental to pro-active management. CB Richard Ellis uses a monitoring process geared to motivating superior performance, rather than constraint of action. The range of monitoring must include quantitative measures such as rental levels, maintenance expenditure and qualitative measures, such as quality of services, satisfaction and quality of professional work.
